50,000 affordable homes are set to enter in the Gurgaon market in the next 4 years under the Haryana Urban Development Authority (HUDA) affordable housing scheme. The allotment would be lottery based by the Haryana Government. The prices of the homes ranges between Rs. 3600 - 4000 per sq ft. The price bracket varies between Rs 17 – 22 lakh for a 2 BHK apartment. The carpet area for these homes would range between 28 sq m – 60 sq m in size. The small homes are slated to come in Gurgaon, Dwarka Expressway, Sohna, NH8 and Golf Course Extension Road.
Investor does not foresee price appreciation in the existing setting. He believed that Gurgaon market would witness an increase in demand and prices would experience downward pressure. All the development are taking place on the outskirts of the city and require investor participation to make it livable. He feels that 8 years would be required to make those areas habitable. He expects a change in the product in future in the premium market of Gurgaon.
